About the development

Higgins has entered a bespoke development partnership with Lambeth Council to deliver the regeneration of the Somerleyton Road sites. Higgins were selected through a competitive tender following our strong commitment to delivering the affordable homes Lambeth urgently needs, and for our expertise in design, planning, demolition and construction in close collaboration with the local community.

The Somerleyton Road site, currently occupied by mixed‑use and light industrial buildings forms Phase 2 of a wider masterplan that includes the new Brixton House Theatre and Carlton Mansions office space. Located southeast of Brixton, the site consists of two brownfield parcels totalling approximately 0.9 hectares, bordered by Coldharbour Lane to the north and the mainline railway to the west.

This transformational programme will introduce a vibrant new neighbourhood offering mixed‑tenure homes, including council rent, shared ownership and private rental properties. The scheme also introduces extensive landscaping, new community spaces and better connections to the surrounding area.

Planning permission was granted on 10th March 2026 for an improved scheme developed with Lambeth Council and local residents. The project will deliver 378 high‑quality homes, including 187 affordable and extra‑care accommodation, along with flexible commercial and community facilities, a re-provided community gym and public realm improvements.

Construction is expected to take approximately four years from March 2026, creating a modern, inclusive and sustainable new district for Brixton.
